Roof replacement in Tampa, from the deck up
When a roof is past repairing, the new one should be built for this climate, not just shingled over.
When replacing makes more sense
Repairs stop paying off when the shingles are brittle and losing granules everywhere, when tiles are fine but the underlayment beneath them has worn out, or when one storm damaged most of the slopes. Insurance carriers also look hard at older roofs, which pushes many Tampa homeowners to replace before they would otherwise choose to.
What a full reroof includes
- A building permit from City of Tampa Construction Services or Hillsborough County Development Services
- Complete tear-off down to the plywood, so the deck can be seen and fixed
- Rotten decking replaced and the deck re-nailed where the code requires it
- A secondary water barrier and new underlayment
- New drip edge, flashing, pipe boots and vents
- Your choice of architectural shingles, concrete or clay tile, or standing-seam metal, each carrying Florida Product Approval
- Magnet sweep for nails, haul-off, and the final inspection

Paying for it
A new roof is a large bill. Florida's My Safe Florida Home program offers matching grants of up to $10,000 toward hurricane mitigation, including roof reinforcement, for qualifying owner-occupied homes. Payment plans are also available. Details are on the financing page, and typical price ranges are in the replacement cost guide.
Questions about roof replacement
How long does a reroof take?
Most single-family shingle roofs take one to three working days on site. Tile and metal take longer. Permit and inspection scheduling add time before and after.
Can you roof over my old shingles?
We tear off to the deck. It lets us see and fix rotted wood and re-nail the deck, which matters a lot in high wind.
Will a new roof lower my insurance?
It often helps, but rates are set by your insurer. Ask them what documentation they want; we provide the permit and material details.

Your details
We call you back the same day to pick a time. Inspections and replacement estimates cost nothing; on a repair, the roofer prices it before work begins.
