Flat roof repair for Florida rooms, porches and additions
Low-slope roofs are where Tampa homes most often leak, because water sits instead of running off.
Where we find them
Plenty of Hillsborough County homes have a low-slope section tacked on somewhere: the Florida room off the back, a screened porch roof, a carport, a garage conversion. They were often built with less care than the main roof, and after years of summer storms they pond water and crack.
Repair, recoat or replace
| Condition | Usual fix |
|---|---|
| Sound membrane, a few cracks or open seams | Patch the seams and apply a reflective elastomeric coating |
| Ponding in one area | Correct the slope with tapered material or add a drain or scupper |
| Blistered, brittle or wet underneath | Remove and install new modified bitumen or a single-ply membrane |
| Leak where it meets the main roof | New flashing at the tie-in, often the real source |

A white coating also keeps the room below noticeably cooler in summer. We only recommend coating over a membrane that is still dry and sound; coating over a wet roof traps the water in.
Questions about flat roof repair
Can a flat roof just be coated?
If the membrane is dry, bonded and mostly sound, yes. If it is wet or blistered underneath, a coating will not hold and the membrane needs replacing.
Why does my porch roof leak where it meets the house?
The tie-in between the low-slope roof and the main roof or wall is a common failure point. New flashing there often stops the leak.
How long does a coating last?
It depends on the product and thickness; many are recoated every several years. We will give you the manufacturer's terms in writing.
